The Process
Six steps.
One team.
From the first walk on your land to the day we hand over the keys, you work with one project lead and a local Southern Utah team. No subbed-out chaos, no finger-pointing.
Discovery
We sit down at our St. George or Cedar City studio, or on your land, and listen. How you live, what you have collected, the morning routines, the dinner parties. Architecture starts here, not at the drafting table.
Site and Schematic
We walk your lot at sunrise and sunset. We map the views, the wind, the winter sun angle, the easements. Then we draw, first by hand, then in 3D, until the plan feels inevitable.
Design Development
Materials, finishes, fixtures, and the thousand small decisions that make a house feel custom. You will have a single project lead from start to finish, no handoffs.
Permitting and Pre-Construction
We handle permitting through Washington, Iron, and Kane counties and coordinate the HOAs, the inspections, and the timing, so you do not have to.
Build
Our in-house team and trusted Southern Utah trades break ground. Weekly walkthroughs, transparent budgeting, and a project portal where you can track every line item in real time.
Keys and Beyond
We hand over the keys with a binder, a walkthrough, and a promise: a 2-year workmanship warranty and a builder who stays reachable after closing.
Honest Timeline
How long it really takes.
For a 4,000 to 6,000 square foot custom home in Washington County, plan on roughly 14 to 18 months from signed contract to final keys. We give you a real schedule before you commit, then we hold it.
Design
About 3 months
Discovery, site study, schematic, and design development. We draw until the plan feels inevitable on your land.
Permitting
2 to 3 months
We run permits through Washington, Iron, or Kane county and coordinate the HOAs, engineering, and inspections.
Construction
9 to 12 months
Ground breaks. Weekly walkthroughs, a live project portal, and a line-item budget you can read the whole way.
Total
14 to 18 months
Honest end to end for a 4,000 to 6,000 sq ft Washington County custom home. Larger or more architectural builds run longer, and we tell you before you sign.
