How long does a custom Casteca home take from contract to keys?

For a typical 4,000 to 6,000 square foot custom home in Washington County, plan on 14 to 18 months from signed contract to final keys. Roughly 3 months of design, 2 to 3 months of permitting, and 9 to 12 months of construction. Larger or more architectural builds run longer. We will give you an honest schedule before you commit.

Where in Southern Utah do you build?

Across Washington, Iron, and Kane counties, including St. George, Ivins, Hurricane, Washington, Santa Clara, Cedar City, Kanab, Springdale, Pine Valley, and the surrounding communities. If your lot is in Southern Utah, we likely build there.

Do I need to own the lot before I contact you?

Not at all. We help clients evaluate land before purchase, including sun orientation, soil, view corridors, HOA restrictions, and total cost-to-build. A bad lot can derail a great house, so we would rather walk the land with you first.

What is the difference between a custom build and your available homes?

A custom build is designed from scratch around your land, your life, and your taste, typically 14 to 18 months. A Casteca home in progress is one we have already designed and started on a great lot, so you move in sooner and still get to shape the finishes. It is the faster path to a Casteca home.

Can I see your work before signing?

Yes. We will walk you through our design concepts, any homes we currently have under construction, and the detailed finish and material specifications we hold every build to. As our pipeline grows, we will also arrange in-person walkthroughs of completed homes.

Do you handle interior design?

We work with trusted interior design partners across Southern Utah, and you are welcome to bring your own designer. If you do not have one, we will match you to the right fit for your style and budget.

What does a custom home cost per square foot in Southern Utah?

For the build itself, a Casteca custom home in St. George, Ivins, or Washington typically runs about $450 to $750+ per finished square foot depending on finish level, with our Premium tier around $600. Cedar City and the outlying counties tend to run lower. That figure is build cost; land, sitework beyond normal grading, landscaping, pools, permits and impact fees, and design and engineering are quoted separately, and we give you a transparent line-item budget before you sign anything.

Are you licensed and insured?

Yes. Casteca Homes is a fully licensed Utah General Contractor, fully insured and bonded.

How do I finance a custom build, and how does a construction loan work?

Most clients use a construction loan that funds the build in stages, then converts to a standard mortgage once the home is finished. We do not lend or arrange financing ourselves, so the best first step is a conversation with a local Southern Utah construction lender who knows our market and the draw process. We are glad to coordinate with whichever lender you choose and supply the budgets and schedules they need.

What do your finish levels cost per square foot?

We bid custom homes by finish level: roughly $450 per square foot at our Standard level, $600 at Premium, and $750+ at Luxury, before land, sitework beyond normal grading, landscaping, pools, permits and impact fees, and design and engineering. Our spec and new-construction homes run about $260 per square foot because the plan and finishes are standardized. Cedar City and outlying areas tend to run lower than St. George. Every project gets a transparent line-item budget before you sign.

What is included in your price, and what gets quoted separately?

The per-square-foot figure is build cost: the home itself, including normal grading, with structure, systems, and the finishes at your chosen level. It excludes land, sitework beyond normal grading, landscaping, pools, permits and impact fees, and design and engineering, which are quoted as separate line items because they vary so much by lot and project. We spell out every one of these in your budget so there are no surprises later.

Can you build on land I already own?

Yes, and many of our clients do. We will review your lot for orientation, soils, slope, access, view corridors, and any HOA or jurisdiction restrictions, then design the home around it. If the land has challenges, we tell you up front and fold the sitework into your budget rather than discovering it mid-build.

Can you help me find or evaluate a lot before I buy?

Absolutely. We walk prospective lots with clients before purchase and weigh sun orientation, soil, drainage, view corridors, HOA rules, and total cost-to-build, not just the asking price. A cheap lot with hard sitework can cost more than a pricier, buildable one, so we would rather help you choose well first.

How do allowances and selections work?

Your budget includes allowances for selection categories like flooring, cabinetry, countertops, fixtures, and appliances, set at your finish level. You choose within those allowances with our team, and if a selection runs above or below its allowance, the difference is added or credited through a written change order you sign. We keep a running selections sheet so you always know where the budget stands.

What happens if I want to change something during construction?

Changes are handled through a written change order that states the scope, the cost, and any schedule impact, and we both sign it before the work proceeds. That keeps the budget and timeline honest and avoids verbal misunderstandings on site. Minor tweaks are easy early on, and we will always tell you when a change starts to affect framing or systems already in place.

What does your warranty cover?

Every Casteca home comes with a 2-year workmanship warranty backed by our Utah license, bond, and insurance. If something we built is not right within that period, we come back and make it right. Manufacturer warranties on items like appliances, windows, and roofing run separately and often longer.

You are a new builder. Why should I trust you with my home?

We are honest about being a new company in 2026, with no completed homes to point to yet, so we earn trust through transparency rather than a long client list. You work directly with the owner, not a layer of project managers, and you get full line-item budgets, written change orders, and a licensed, insured, bonded GC standing behind a 2-year warranty.
