Here is exactly how it goes with Casteca, what happens at each stage, what we handle, and what we need from you. No surprises, no jargon, no number that quietly grows after you sign.
From first call to keys, step by step.
Discovery call
Week 1We sit down at our St. George or Cedar City studio, or on your land, and listen. How you live, what you have collected, the morning routines, the dinner parties. We talk budget and timeline honestly, and if you do not own a lot yet, we help you read one before you buy: sun orientation, soil, view corridors, HOA rules, and total cost to build.
What you do: Bring what you have, even if it is only a Pinterest board and a price ceiling. No drawings or commitment needed. The first call is free.
Design and selections
Months 1 to 3We walk your lot at sunrise and sunset to map the views, wind, and winter sun, then draw, first by hand, then in 3D, until the plan feels inevitable. From there we move into materials, finishes, and fixtures: the thousand small decisions that make a house feel like yours. One project lead carries you through all of it, with no handoffs.
What you do: React to the plans, sit through the selection sessions, and tell us when something is wrong. The more you push back here, the less changes during the build.
Transparent budget and agreement
Before any ground breaksYou get a real line-item budget, foundation through finals, not a teaser per-square-foot number that grows after you sign. Every allowance is spelled out, and we walk you through it line by line so you know what each number covers and where you have room to trade up or down. Only when the budget and schedule make sense to you do we sign a fixed agreement.
What you do: Read the budget closely and ask about anything that is unclear. Confirm financing, then sign once it adds up. Nothing is hidden in the total.
Permits and site prep
Months 3 to 6We handle permitting through Washington, Iron, and Kane counties and coordinate the HOA approvals, engineering, and inspections, so the paperwork is our job, not yours. In parallel we prepare the site: survey, grading, utilities, and the foundation layout that sets everything that follows.
What you do: Mostly wait, and approve any final engineering or HOA items we bring you. We keep you posted on where each approval stands.
Construction with weekly updates
Months 6 to 18Our in-house team and trusted Southern Utah trades break ground and build. You get weekly walkthroughs and a project portal where you can track every line item, every change order, and the schedule in real time. Nothing about the budget moves without your sign-off in writing first.
What you do: Walk the site with us on the regular check-ins, approve any change orders, and make finish decisions on time so the schedule holds.
Final walkthrough
Closing weeksBefore you take the keys, we walk the finished home together and build a punch list of anything to correct, down to the smallest detail. We close out every item on that list and pass final county inspection before we hand anything over.
What you do: Walk slowly and be picky. Flag everything you notice. This is the moment to get it exactly right while the team is still on site.
Keys and the 2-year warranty
Move-in and beyondWe hand over the keys with a binder of manuals, warranties, and finish specs, and a full orientation on how the house runs. Then we stay reachable. Every Casteca home carries a 2-year workmanship warranty, and the same project lead you started with is the person you call after closing.
What you do: Move in. Use the home, and tell us if anything needs attention during the warranty period. We come back and make it right.
Timelines are typical ranges for a custom home in the region, not promises. A 4,000 to 6,000 square foot build usually runs 14 to 18 months from signed agreement to keys. Larger or more architectural homes take longer. We give you an honest schedule before you commit, and we update it on the portal as the build moves.
